MASTER FLOOD INSURANCE ISSUES

Please be advise of the following information regarding mortgages for people trying to
sell their units at Oceanwoods:

I have been made aware by a unit owner that I am friendly with that QUONTIC  
BANK OF ASTORIA QUEENS, will issue mortgages without a Master Flood Policy.
Quontic Mortgage person is Eduard Kheyson reachable at 718-215-4097.

Apparently he is already processing several loans at Oceanwoods. I am cc:'ing him on
this email as I have just called him to confirm. He is going to let me know when he has
sign off from underwriting but he doesn't envision any problems based on internal
communications he has already had.

I hope that this is helpful to the community at large.

It has come to the attention of the Board of Managers that some homeowners may be
experiencing Master Flood Insurance issues with financial institutions regarding refinancing
and sale of unit.

The Board of Managers has reached out to local politicians and FEMA to help us resolve
these issues.  It is necessary that we provide specific examples/situations of these financial
institution practices, along with any documentation you may have received.

It is the intention of the Board of Managers to
provide an easy to use and informative site for
all Oceanwoods homeowners and residents.  
This will be an on-going process, and require
the input and comments from everyone.

FAQ will contain frequently asked questions to
the Board and our management company.
The
Contact Us will allow you to send an email
to the Board of Managers Secretary.
The Secretary will forward the email to the
appropriate Board member or our
Management Company.

Meeting Minutes will contain the official
Meeting Minutes of the Board.  
Documents
contains important documents that the
homeowners will find of interest.  The Minutes

With the potential of Hurricanes and Tropical Storms moving north and
turning into the New York area, the Oceanwoods Board of Managers
is reissuing the following notice::

NO PLYWOOD OR ANY OTHER MATERIALS ARE TO BE
ATTACHED IN ANY FASHION TO THE EXTERIOR BUILDINGS,
ESPECIALLY OVER WINDOWS AND DOORS.  
PLYWOOD PROVIDED NO PROTECTION DURING THE PREVIOUS
STORMS.                     
ALL PROTECTION MUST BE MADE FROM THE INTERIOR OF
YOUR HOME, ESPECIALLY THE WINDOWS.

    -  UMBRELLAS                -  PLANTERS

            655 GREELEY AVENUE FIRE UPDATE
                                            April 10th, 2018
On the evening of April 8th, 2018, a fire occurred at 655 Greeley Avenue.  
The side of the building experienced damage.  It was only through the very
good luck of a neighbor, who saw the fire at an early stage, that a major fire
didn't occur and potentially destroy the entire cluster of homes.
This highlights two very important issues:
    [1]  Under no circumstances can combustible/flammable
         material(s)/item(s) be placed or stored near the buildings.  
         This includes material(s)/item(s) such as:
     natural gas tanks (for a grill),
    •  gasoline containers,
    •  gas equipment (including lawn mowers),
    •  paint, paint thinners and brushes,
    •  bags of mulch and waste debris that can cause spontaneous
      combustion (i.e. grass clippings, tree leaves, food waste, etc.).
      Mulch and waste debris generates heat which can become
      combustible.  
      The Fire Marshall’s preliminary inspection suspects bagged
       lawn waste combusted next to the building.

    For those of you that smoke outside the house, please take extra
    care in insuring that matches, lighters, cigarettes, cigars, and pipe
    tobacco are totally extinguished.

    “Section 5: …  Any fence surrounding a property is required to
    have at least a 36 inch gate that can be accessed in case of
    emergency.”
    If we had experienced a major fire, we could have suffered a loss
    of life if a neighbor couldn’t escape via their front door and there
    was no exit via the rear yard.
    With this in mind, the Board of Managers will be strictly
    enforcing Section 5 of our House Rules regarding rear gates.
    If you have fencing surrounding your property, you MUST have
    a gate.  If you don’t have one, please install one immediately.  
    It can save a life.  
    The Board of Managers will be inspecting the community to
    determine who hasn't installed gates.  Letters will be sent to all
    those homeowners in violation.  
    PLEASE don’t wait for the inspection and letter.  
    Be responsible and install a gate now.

                    MASTER FLOOD POLICY
                                            April 10th, 2018
As a condition to receiving our multi-million dollar grant from Build-It-Back
and FEMA, Oceanwoods was required to obtain a Master Flood Policy for
our community upon completion of the granted project.  
Effective April 2018 Oceanwoods Condominium has obtained a
Master Flood Policy.
